In order to engage our services for the construction, we’ll require the completion of a HIA Building Contract, approval and sign off of all drawings and specifications as well as an initial deposit of 10% of the Building Contract price. At this stage, we’ll also provide you with the proposed timeline for construction and a detailed payment schedule for each stage of the build.
On signing contracts you will be provided with an exclusive password to access our online client portal. The online portal provides you with access to your contract documentation, working drawings and specifications. It allows you to keep up to date on your construction with access to photos of your build. You can use this platform to communicate any requests you may have throughout the build. This easy to use system is unique to your build and an exciting platform for you to track the progress of your build! It also has the ability to share the exciting progress photos of construction directly to your social media pages should you wish to share this exciting time with your friends and families.
We will provide you with a selections document thoroughly detailing the selections process. The selection process provides PAH with crucial information to assist us in a timely build and our aim to exceed your expectations.
Whilst it is our preference for you to complete all selections prior to construction, we can appreciate due to the uniqueness of some of our builds, this is not always possible. To help assist you we have categorised the products you need to consider into sections/order of priority.
Once you advise any selection, we will advise if any deduction or addition in price is applicable for you to confirm prior to locking in the selection. This means at all stages of your build, you will know where you are sitting budget wise.
We now offer Interior Design Consultations. This step has been implemented to help finalise selections at an early stage and importantly provide you with assurance that your choices will have the look, feel and impact you’re aiming to achieve for your new build or renovation.
You will first be given the opportunity to meet with our Interior Designer to discuss your ideas who will then create a vision board specifically unique to you!
Once tweaked (if required) and approved by you, it is time to visit selection centres using your vision board as a guide to bring together your list/photos/samples of selection preferences.
You are then able to meet with the interior designer again with your samples and ideas to gain guidance on any recommended tweaks to pull together your final look and selections.
Ultimately, the success of every project comes down to impeccable organisation. Whilst you are busy dreaming of all things house and making your way through the selection process (assisted by us of course!), your plans are being assessed by the selected local authority for building approval and if applicable, your financial institution is finalising their appropriate approvals. The team at PAH are working behind the scenes carefully planning the phases and timeline of your construction.
In order to schedule a commencement date, we need to receive stamped approved plans from the local council authority and proof of finance or lenders approval to proceed with construction. Once received, our experienced team in the office commence the scheduling of works and issuing of orders for materials and trades. Our site team ensure everything is coordinated and ready to go. The site is professionally prepared, protected and made safe in order for the construction work to commence and a PAH site sign and banner will be displayed prior to works commencing. We are now ready to begin construction!
Even though the process will differ slightly depending on the materials and products you’re using, the basic stages of building a house are fairly consistent. After site works, the foundations are established and the subfloor’s built. Then the framing is taken care of (repeat flooring and framing here if multiple levels!). Once complete, the roof goes on. From here we have external claddings, plumbing and electrical services go in and the internal linings are put up. Joinery is the next step, followed by painting and tiling. From there, it’s a matter of fitting out your interiors and the many small details that complete the home (which, when you think about it in detail, can be quite a bit of work!).
Our team will be in regular contact with you to keep you updated with our progress on site. Certain phases will require on-site meetings to confirm positioning of fixtures etc and we are happy to regularly meet with you on site to show you through the stages of the build as we are aware this is a very exciting time. Whilst it is is in both ours and your best interests for a build to run to schedule, and we do our best to deliver a home on time every time, if at any time there is a delay in construction due to an unforeseen circumstance such as adherent weather, unexpected site conditions etc, we will communicate this to you with a time variation.
One of our favourite days! We love handover day almost as much as our clients do. It provides us great satisfaction to hand the home owners the keys to their beautiful new home and there are celebrations all around as the rest of our team and sub-contractors /suppliers reflect on the build. One week prior to this, we will meet with you on site for a walk through to ensure you are 100% happy with the finishes throughout your home and you will be provided with a helpful ‘to do’ list. This list will detail those vital things to take care of before handover including insurance, electricity/gas connections and the final payment!
